How to check RERA registration in Bihar
The short answer
Get the project’s RERA registration number first (project numbers start with BRERAP). Then search for the project on rera.bihar.gov.in and match the promoter name, address and completion date with what you were told. If you cannot find it, do not pay any money.
Why check RERA before you pay
RERA is the Real Estate (Regulation and Development) Act, 2016. In Bihar it is enforced by the Real Estate Regulatory Authority, Bihar, in Patna. A project with more than 500 square metres of land or more than eight units must be registered, and the promoter needs the required approvals before marketing or selling. Advertisements must show the registration number and the Authority’s website.
A registered project has its promoter, plan and timeline on public record. That lets you compare what you were told with what is filed.
5 steps to check a project
- Ask for the registration number. Project numbers start with BRERAP and should appear on the brochure, hoarding or advertisement. If nobody can give you one, stop there.
- Open rera.bihar.gov.in. Find the Projects section on the home page and search by project name or promoter name. You can also filter by district, for example Muzaffarpur. Portal menus change from time to time, so the labels may look slightly different.
- Match the details. The project name, company (promoter) name, address, number of units and completion date should be the same as what you were told.
- Read the approvals and layout. Look at the permissions and approved layout listed on the portal, and ask to see the originals at the site visit.
- Check the agent too. In Bihar only a registered agent may help sell a RERA project. Per a Patna Press report (June 2025), agents must show their registration number (starting with BRERAA) and a QR code at their office and in advertisements. Scan the QR code to see their status.
What RERA protects you from
Some rules work in the buyer’s favour. Taking more than 10% as advance without a registered agreement for sale is grounds for a complaint. Sales must be based on carpet area. For ongoing projects, 70% of the money collected from buyers goes into a separate escrow account used for construction and land costs.
The carpet area and escrow rules come from published guides, so check the current position on the Authority’s portal.
If the project is missing or the details do not match
- Do not pay any advance.
- Ask the promoter for the registration number in writing.
- If you see marketing without registration or a pre-launch offer, the Authority’s website has a form to report an unregistered project.
- For problems such as a missed possession date, the portal has a Register Complaint option. One published guide puts the fee at ₹1,000, so confirm the current fee on the portal.
Authority address: 6th floor, BSBCCL, Hospital Road, Shastri Nagar, Patna 800023. Phone 0612-2291015 or 0612-2291014, email rerabihar@gmail.com (from the Authority’s official page, last updated 21 March 2026).
For projects in Muzaffarpur and Ahiyapur
The same method works for every project in Muzaffarpur. Choose the district “Muzaffarpur” on the portal when you search.
The developer of Shangri-La Village in Ahiyapur is Yash Laxmi Enterprises Pvt. Ltd. We do not quote a registration number here. Ask the developer for it and check it on the portal yourself. At a site visit we do this with you.
